PHB was the first one we met with. Naturally we paid the deposit and to start the demolition. Then the contractor starts demanding more and more money outside of the agreed upon payment schedule. I don't use the word demand lightly. He was literally calling every day. Maybe he was relying on the fact that we knew him, but nope. Red flag. I found Preferred Home Builder to get a second opinion. The man that answered (I wish I wrote his name down) listened to the problem and literally gave me a 30 min free consultation on what the problem likely was (Spoiler: not the foundation). He kindly explained that it was likely a drainage issue in the yard, but recommended we contact a landscaper to fix the root of the problem (the drainage) not just the symptoms (the water in the house). He didn't try to sell me anything. He just listened and offered advice. Just talking to him and working through the possibilities helped make a very stressful situation suddenly feel so much easier to handle. The next week the landscaping company arrived and confirmed the drainage issue. A foundation specialist came (just in case) to take a look at the foundation and also confirmed it was not a foundation issue. The price to have the yard drainage fixed doesn't come close to the price this other guy wanted to charge. Which means we have more money to devote to repairing the interior of the ADU (the demolition was needed because there was mold). Guess who we're hiring for that job? Preferred Home Builders. There's no way I would miss an opportunity to work with a company that is great at what they do, but also genuinely cares for people LONG before they pull their credit card out.
